TERMS AND CONDITIONS OF BOOKING

We strongly advise that you have adequate holiday insurance for all travelling members to cover the total rental period.

If pool heating is required, this may be requested at the time of booking and paid for with the final balance. There is a charge of £85 / $150 per week for pool heating which is recommended during the months of October through to April. If the pool heat is requested and paid for, we cannot guarantee the temperature of the pool as this will vary according to several factors, the main ones being the correct use of the pool blanket when not in use and the prevailing weather conditions.

Guests are responsible for leaving the accommodation and all its contents in good order.  Please dispose of all BBQ ashes, rubbish/garbage and other waste in a clean and safe manner.  All garbage must be bagged and placed in the garage.

Check-in/Check-Out: Normal check-in time is 4:00 p.m. and checkout time is prior to 10:00 a.m. Our management company makes every effort to have your home ready for you at check-in time, but cannot guarantee the exact time of occupancy. In the event that a guest returns to property, or does not leave property, after checkout time, a charge equal to the rental rate for 1 day will be charged against the security deposit.

We accept credit cards through PayPal which incur a 4% credit card convenience fee.

We will deduct from security deposit any pay to view cable television charges.

A security deposit of £100 Pounds Sterling/week or $ 300 US Dollars is required and will be refunded within 28 days of your return. You are responsible for, and agree to pay all charges for, any loss or damage to the villa or its contents, normal wear and tear excepted.  Guests will be liable for excessive utility bills. If the damage/loss exceeds the security amount you will be liable for any additional costs.

Accommodation is only for the use of the persons confirmed by us.  Subletting, sharing or assignment is strictly prohibited.

Barbecuing/Grilling is only permitted on concrete area outside of the pool screen.  You are responsible for cleaning the grill at the end of your stay and placing back in the garage.  A charge will be made from the security deposit in the event that it is not left ready for the next guests.

Guests are not permitted to use the towels away from the premises i.e. at the water parks or beach.

If you wish to cancel your holiday, written notification must be given to us and the date of your cancellation will be the date that we receive this notification. Prior to 70 days = loss of deposit only.  Less than 70 days = total rental cost with security deposit being refunded in full.

If, once the booking has been accepted by us, you wish to make alterations to the booking details, then we will do all we can to assist you provided that the request is made in writing by the person who signed the original booking form.  Please note that some alterations may also incur an administration fee.

We do not accept any responsibility or liability for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We cannot accept liability for acts of omissions, or changes to third parties such as airlines, car hire companies etc. We do not accept any responsibility for and shall not be liable in respect of loss, damage or changes caused by Force Majeure events (e.g., natural disasters,  strikes ,closure of airports, war or threat of war, weather conditions, terrorist activity, fires, and floods or any other event beyond our control)

Glass is not permitted round the pool area. All children must be supervised whilst near or in the pool, no diving is allowed; all occupants use the pool at their own risk.

It is essential that guests do not tamper with the controls for the air–conditioning unit, the heating controls for the swimming pool or the pool door alarm. Adjusting these systems could cause extensive damage and you will be held accountable for any damage caused.

In the unlikely event of there being a problem with the villa, its contents, running or operation the guest should contact our Management Company in Florida, (details of which will be supplied prior to departure). Only the Management Company is able to resolve problems regarding the villa during the rental period.

On receipt of cleared and available funds when the balance + security deposit is paid, the arrival details including full address, security codes, driving instructions from the major airports and local information will be emailed to you. 

Guest declaration:  I am authorised on behalf of all persons on this booking form to sign and I am over 21 years of age.

Acceptance of these terms and conditions of booking remains binding with an electronic return
